What Is a Broker Opinion of Value?

A Broker Opinion of Value — a BOV — is a licensed real estate broker’s documented opinion of what a property is worth, prepared under Arizona’s broker licensing framework. Lenders, counsel, and CPAs ask for BOVs by name. When occupiers weigh a renewal against a purchase, size up a disposition, or need a defensible value picture for exchange planning, a BOV is often the document the moment calls for.

The Method

Most opinions of value show a conclusion. A ValueCase™ BOV shows the route — all three approaches, worked in full, then reconciled in the open.

Method One
Sales Comparison
Recorded comparable sales, each walked to the subject through a written adjustment grid: every adjustment carries its percentage, its dollar effect, and the broker’s stated reason. No bare numbers, no unexplained moves.
Method Two
Direct Capitalization
Income divided by a stated capitalization rate — printed to the precision that makes the math check. The stated rate reproduces the stated result. A reader with a calculator gets the same answer the document shows.
Method Three
Discounted Cash Flow
The full year-by-year table on the page: projected income, discount rate, exit assumptions, reversion, and present values — not a summary line asking to be taken on faith.
Then the reconciliation. The three indications are laid side by side, the weighting is stated in plain language, and the opinion concludes to a range. The reader sees not just what the broker concluded, but why.

Recorded deeds, county assessor records, and public filings form the factual foundation. Facts drawn from a public record cite the record; figures reflecting the broker’s judgment say so, in those words.
County values stay in their lane
The county’s figure appears in every BOV — as a cross-reference, never a headline. Readers see how the concluded range sits against it and why the two answer different questions.
The ground itself, pictured and flagged
Public-record aerial imagery places the subject in context, and site-condition flags — flood, air, environmental screening indicators — are surfaced for the client’s own engineers and counsel to evaluate.
Screening reported honestly
A screening pull that didn’t run, or didn’t complete, is reported as unscreened — never as clear. Absence of findings is never asserted from a failed check. Silence is not a pass.
